Pathways Decision to Expand or Not by Mind Map: Pathways Decision to Expand or Not

1. Information Gathering before Presentation

1.1. If Task force...

1.1.1. Set timeline

1.1.2. Ask community what they need to know to vote

1.1.3. Break down tasks and share work

1.2. Research Pros and Cons

1.2.1. Increase Reserves by 'X' amount

1.2.1.1. How benefit us?

1.2.2. Lower dues, i.e. more families sharing costs for op'ns and reserves

1.2.2.1. Specific examples

1.2.3. Increase # of PW owners

1.2.3.1. More people to share work

1.2.3.2. More people to run community; potentially more younger families

2. Presenting information to community

2.1. Venues, number of times, and format?

2.1.1. Preliminary discussion, WHEN? community conversation to guide next steps

2.1.2. Perform next steps of information gathering

2.1.3. Full presentation for consensus

3. Two PW consensus decisions are required

3.1. (FIRST decision is Binary) 1. Should PW keep current size (24)? --OR-- 2. Should PW agree to "Allow expansion someday"

3.1.1. If decision is "Don't add lots", THEN

3.1.1.1. No need to talk about lots

3.1.1.1.1. No survey, City drafts conservation restriction (CR) using PW original plot plan on file

3.1.2. IF decision is "Allow expansion someday"

3.1.2.1. Decision would include consensus about # of potential lots and location

3.1.2.1.1. Get a survey, City creates CR draft, our lawyer reviews, then we file CR

3.2. SECOND decision has many parts

3.2.1. Do we select builder?

3.2.1.1. How much money will go to reserves for each home?

3.2.2. What size/type homes?

3.2.3. How do we choose who will move into new homes?

3.2.3.1. 1. Opportunity for different home for current owners; OR, 2. choose from wait list

3.2.4. When will we do this?
