Just send out as many offers as you can, Regarding repairs..., $5/sf if the seller says it doesn't need any work, $10/sf for cosmetic, $15 - $20/sf for major work, Regarding comps, Zillow, Eppraisal, RealQuest, Take the lowest of the three, Offers, For rentals (to landlords) - median price and below, 12% - 15% ROI, Figure 40% for expenses, See calculator, (Rent x 12 x 60%) / 0.13 = All In Price, All In Price - Repairs - Wholesale Fee = Offer Price, For rehabs (to fix & flippers) - median price and above, (ARV x 70%) - Minus Repairs - Wholesale Fee = Offer Price, Good rule of thumb, Always under-estimate, And over-deliver
