1. Landlord
1.1. Allow the tenant to live there
1.2. Return security deposit at the end of lease if no damage is done
1.3. Perform all repairs
1.4. Right to enter premises for emergencies and inspections
1.5. Charge tenant if payment is not made within 5 days of its due dat
1.6. Take possession of the premises if lease is not paid within 30 days after the due date
2. Tenant
2.1. Payments of $850 on the first of every month
2.2. Security deposit of $300
2.3. No more than 5 residents
2.4. Responsible for light bulbs, monthly A/C filters, and lawn maintance
2.5. Responsible for utilities
2.6. Pet deposit of $100 if tenant wishes to have a pet
