1. 3 Types of deeds affect warranties of title in the United States

1.1. General warranty Deed

1.1.1. Warrants all defects and encumbrances in title, excluding those expected in the deed.

1.1.2. For all time that the grantor held title and any time before then.

1.2. Special Warranty Deed

1.2.1. Also warrants defects in title, but the grantor limits his or her warranty attributable to the acts of the grantor

1.2.1.1. No warranty before the grantor took title

1.2.2. Still has all 6 covenants, but is limited to the acts of the grantor

1.3. Quit Claim Deed

1.3.1. No warranty of title in any respect.

1.3.1.1. Typically in familial sales and coveyanes

1.3.1.2. Also used to settle disputes with neighbors

2.1. Warranties are the grantor's promises either that certain facts are true at closing or that the grantor will remedy the problem or pay damages if 3rd party successfully asserts an undisclosed encumbrance on the title
